Most roofs look "just fine" from the ground. Unless one is a roofer, who through years of working on roofs, can sometimes spot certain things from the ground, they usually look good or at least alright. So here are a few picts showing some of the kinds of things that may never be seen untill they're looked at from "up there".

This one shows the normal deterioration  that occurs on shake roofs. Broken/missing shakes which now allow the sun to "burn" its way through the underlying shake liner felts. This type of deterioration can be fixed without replacing the roof, however this roof looks like this all over and repairs would be a waste of money. Better to re roof, perform the absolute minimum of repairs, or just leave it till re roofing is possible.



This T-lock shingled roof was hammered by hail, but looked "fine" from the ground....to the new owner's surprise.


The seller, when shown this picture of his roof by the buyer, said "so it's missing a shingle"



Here's a badly deteriorated roof area which should have been re roofed 10 years ago.


This soffit shows clear indication of water penetrating badly deteriorated roof.

This horrible area behind a chimney collects large volumes of

water, then  funnels it into a smaller and smaller area until it

turns a corner to finally "escape".

This roof was coated by someone with a white water-based roof coating. The roof was already shot, and the few hundred dollars spent on coating was a waste of money. Damage and deterioration is easily evident even with the "bandaid" applied to the surface.


This rubber roof had seams which had popped open. Seams opening up is one of the more common problem occuring on rubber roofs.



The valley metal on this shake roof has split open for some reason. It leaked along inside wall of living room. In a case like this, it can either be "gooped", or torn out and redone. "redone" is a permanent fix.


When re roofing this area, it was found that this area had been leaking for years. It's a juncture which contains a valley, fascia, and gutter and it was never flashed adequately, requiring deck repairs.



The folowing 2 photos show the results of using 3-tab shingles to cover a low-sloped overhang




This shows wind-damage to a vented ridge area with caps, due to insufficient nail length used


This shows a couple of openings in wall/roof flashings due to sloppy work.
